Current Opportunities:

  • Junior Project Manager

    Tamarack Land is a high growth residential finished lot development company focused on the acquisition, entitlement, and horizontal development of single family residential lots across a national footprint. The company acquires land and funds construction on an all-cash basis allowing us to identify and close on transactions quickly and allowing our team to focus on project execution. We contract our lots with national and large regional homebuilders. 


    Role: As a junior project manager you will work directly with a senior project manager on all aspects of multiple development projects from pre-closing due diligence through completion and sale of finished home sites. We operate with a lean team and an entrepreneurial spirit is a key component of our corporate culture. Junior project managers must be tenacious and relentless as they work to solve any issues that arise during construction to keep projects on time and on budget. Project managers are expected to manage projects in multiple markets which will require occasional overnight travel. 


    Job responsibilities include:


    • Assist in all feasibility and environment reviews to analyze project risks including potential sources of cost overruns and completion delays. 
    • Assist the entitlement team in obtaining all necessary government entitlements and land use approvals. 
    • Assist with oversight and quality control of all project vendors including grading, utility installation, road construction, off-site improvements, and all other components of the project necessary to create finished lots. 
    • Assist the senior project manger in obtaining all required municipal certifications for homebuilders to be freely able to pull building permits. 
    • Regularly review construction activity to ensure quality of work and conformance with approved construction documents. 
    • Assist in approval all project invoices and change orders.
    • Assist in project closeouts including as built submittals, site walks, punch list implementation, and final acceptance of development improvements by governing agencies to achieve Bond Exoneration. 

    Qualifications:


    • 1-4 years of relevant experience in land development, commercial real estate development, construction management, land planning, civil engineering, or related fields.
    • Strong work ethic and commitment to meet deadlines. 
    • Effective verbal and written communication skills.
    • Strong attention to detail and good organizational skills. 
    • Ability to multi-task.
    • Proficiency with Microsoft Office, especially Excel.

    Salary & Benefits:


    Base Salary: $75-$100k depending on experience.

     

    Bonus: The position is eligible for an annual bonus based on individual performance.

  • Civil Engineer

    Tamarack Land is a high growth residential finished lot development company focused on the acquisition, entitlement, and horizontal development of single family residential lots across a national footprint. The company acquires land and funds construction on an all-cash basis allowing us to identify and close on transactions quickly and allowing our team to focus on project execution. We contract our lots with national and large regional homebuilders. 


    Role: As a senior land development engineer you will have primary responsibility in leading the entitlement, feasibility and development of residential land development projects across multiple states. We operate with a lean team and an entrepreneurial spirit is a key component of our corporate culture. Occasional overnight travel will be required.


    Job responsibilities include:


    • Design concept plans for potential acquisition targets. 
    • Design and assemble submission packages for contracted and owned properties.  
    • Serve as a primary point of contact with municipalities and other “public” project stakeholders to ensure all entitlement and construction approvals. 
    • Oversee and manage local engineers throughout the design and entitlement process to maintain project timelines. 
    • Review and value engineer construction drawings.
    • Manage all feasibility and environment reviews to analyze project risks including potential sources of cost overruns and completion delays. 
    • Lead budgeting and estimating for acquisitions and ongoing construction projects. 
    • Directly manage third party consultants throughout the diligence and development process. 
    • Manage and track closeouts including as built submittals, site walks, punch list implementation, and final acceptance of development improvements by governing agencies to achieve Bond Exoneration. 

    Qualifications:


    • 4+ years of relevant experience at a civil engineering firm, developer, or municipality with experience getting development projects approved. 
    • Strong work ethic and commitment to meet deadlines. 
    • Effective verbal and written communication skills.
    • Strong attention to detail and good organizational skills. 
    • Ability to manage several projects simultaneously. 
    • Proficiency with Microsoft Office, especially Excel.
    • Proficiency in using drafting software such as AutoCad.

    Salary & Benefits:


    Base Salary: $135-$175k depending on experience.

     

    Bonus: The position is eligible for an annual bonus based on individual performance. 


    Equity/Profit Sharing: The position is eligible for significant upside in value creation from the business through participation in our profit-participation program.

    Job responsibilities include:


    • Manage all feasibility and environment reviews to analyze project risks including potential sources of cost overruns and completion delays. 
    • Create and track all aspects of project budgets and timelines. 
    • Work directly with the investment team to underwrite new develop projects including construction cost estimates, municipal fees, and project timelines. 
    • Review and value engineer construction drawings.
    • Assist the entitlement team in obtaining all necessary government entitlements and land use approvals. 
    • Oversee and manage all site development working including grading, utility installation, road construction, off-site improvements, and all other components of the project necessary to create finished lots. 
    • Oversee and manage all inspection and required municipal certifications required for homebuilders to be freely able to pull building permits. 
    • Regularly review construction activity to ensure quality of work and conformance with approved construction documents. 
    • Approve all project invoices and change orders.
    • Establish and maintain relationships with key trade partners, consultants, utilities, and government agencies. 
    • Manage and track closeouts including as built submittals, site walks, punch list implementation, and final acceptance of development improvements by governing agencies to achieve Bond Exoneration. 

    Qualifications:


    • 4+ years of relevant experience in land development, commercial real estate development, construction management, land planning, civil engineering, or related fields.
    • Experience estimating project costs and timelines. 
    • Strong work ethic and commitment to meet deadlines. 
    • Effective verbal and written communication skills.
    • Strong attention to detail and good organizational skills. 
    • Ability to manage several projects simultaneously. 
    • Proficiency with Microsoft Office, especially Excel.

    Compensation:


    Base Salary: $120-$160k depending on experience.

     

    Bonus: The position is eligible for an annual bonus based on individual performance.
