Hannah Congdon recently joined Tamarack Land Development as Real Estate Transaction Specialist. Hannah will assist Tamarack's project execution team with all lot sale closings to builders. Hannah's most recent role was at a customer experience marketing agency, leading high-impact initiatives for clients across healthcare, financial services, retail, and e-commerce. She holds a degree in Organizational Development from Gustavus Adolphus College and brings to Tamarack a strong background in client strategy, cross functional leadership, and utilizing AI to improve organizational outcomes.

Partnership with Campbell Construction Keeps Project on Schedule

Thanks to strong planning by Tamarack team members Dean Kilbourne and Adam Morrow, and the outstanding work of Campbell Construction, Tamarack Land Development is staying right on schedule at Woodbridge Estates in Dayton, NV. We're on track to complete the project prior to our next lot delivery to D.R. Horton this summer.

Woodbridge Estates will bring 81 single-family homes to Dayton, which is located southeast of Reno. Woodbridge Estates features walking trails, a variety of common areas, and two options of lot sizes. Residents will enjoy the convenient location near Route 50 for easy access to Carson City and Lake Tahoe.

Shawn Kozera joined Tamarack Land Development in May as Director of Land Development for Florida. Kozera's career includes over two decades of experience in residential, commercial, and multifamily construction. He brings a dynamic, results-driven approach to every phase of development—from pre-acquisition due diligence through project closeout. Known for his entrepreneurial mindset and strategic leadership, Kozera has successfully directed large-scale projects across Florida and Pennsylvania, navigating complex regulatory environments and delivering infrastructure on time and within budget.
Kozera's expertise spans land development, site engineering, and vertical construction, with a deep command of cost analysis, scheduling, permitting, and contractor negotiation. He has held progressive leadership roles with nationally recognized homebuilders and private firms, where he developed operational systems, improved processes, and cultivated cross-functional teams.
Kozera's hands-on approach, technical knowledge, and collaborative leadership style make him a key asset in delivering successful developments that meet both community needs and business goals. Malewicz to Assist Development Teams in the Twin Cities

Raphael Malewicz has joined Tamarack Land Development as an Investment Analyst. Malewicz recently graduated from the University of Minnesota with a degree in Economics. During college, Malewicz gained experience in finance with an internship at Piper Sandler. He also spent time as a visiting student with the School of Economics at the University of Edinburgh. After graduation, Malewicz began his career as a Financial Analyst at a small consulting firm focusing on mergers and acquisitions as well as asset liability management for banks and credit unions. His position with Tamarack will include assisting the development teams with preparing budgets on new projects.

Apartment Complex Is Part of Master-planned Community in Henderson

Tamarack's first project in the state of Nevada is an addition to the master-planned community, Cadence, in Henderson. A multi-family, 91-unit complex will be built on 11 acres by DHI Communities in 2025. Residents of the new apartments will enjoy all Cadence has to offer, including convenient access to schools, shopping, dining, parks, pools, and trails.

Allgood named Construction Controller and Calla joins as Development Project Manager

This past month, two new employees have joined Tamarack Land Development. Toni Allgood joins the finance group as Construction Controller and Andrew Calla was named Development Project Manager in Tamarack's southeast region. Toni Allgood As Tamarack's Construction Controller, Allgood will serve as a vital member of the Enterprise Resource Planning team to implement job cost that enhances reporting. She will also act as liaison between Project Management and Accounting. Allgood’s background includes extensive experience in financial reporting, accounting management, and treasury management in the construction industry. Recently, Allgood was Director of Construction Accounting for Carroll Management Group and prior to that she served as Controller for Audubon, The Integral Group and Portman Holdings. Allgood holds a Bachelor of Business Administration degree from Georgia State University. Allgood lives in Georgia with her husband and is the caregiver for her Mother. She loves animals and traveling, both to visit family and to explore new places. Andrew Calla As Development Project Manager for Tamarack's southeast region, Calla develops and nurtures partnerships with Tamarack’s clients by providing leadership and management on projects. He brings a wealth of experience and knowledge gained during his career in various segments of the construction industry. After eight years serving in the military, Calla worked in land surveying while completing his MBA. Positions with home builders Beazer and Meritage gave him another level of understanding of the construction industry. Most recently, Calla was a project manager for Prestige Land and Siteworks where he oversaw projects from acquisition through close out. Calla lives with his wife in North Carolina on a farm that includes two dogs, 45 cows and several hundred thousand bees.

Land Acquisitions Include First Project in Colorado

June 2024 was Tamarack’s busiest month ever with 18 closings in seven different states. On the sales side, we sold dozens of finished lots to five builders: Lennar, DR Horton, K Hovnanian, NVR, and Maronda. On the acquisitions side, we acquired more than 275 acres across four projects in Colorado, Nevada and Ohio. Our new project in Henderson, Nevada is pictured above. We can’t wait to see what the rest of the summer has in store!

Vitton Hired as Investment Analyst

Will Vitton is an Investment Analyst for Tamarack. Will is responsible for modeling and monitoring the company’s acquisition pipeline, while playing a key role with the research, inception, and closure of projects.
Will is actively pursuing the Chartered Financial Analyst (CFA) designation and holds multiple financial modeling certificates from Wall Street Oasis. Will’s professional experience includes internships as an Equity Research Analyst for Haley Large Cap Fund and as a Private Equity Analyst for both NewSpring Capital and Seaport Capital.
Will graduated with honors from Villanova University’s School of Business in 2023 with a Master of Science in Finance and a Bachelor’s Degree in Business and Communications. Will was a captain of the men’s lacrosse team at Villanova University where he became the All-Time leader in wins in program history, while making the Big East All-Academic team every year. In his free time, Will enjoys reading, golfing, and volunteering his time as a youth hockey coach.

Gonz Lake West Project Begins

New Neighborhood in St. Michael Will Add 381 Lots for Single-Family Homes

Tamarack has been planning the project at Gonz Lake West for a long time so we were especially excited when crews broke ground in late May. This beautiful new neighborhood is located less than two miles from downtown St. Michael, MN.
Situated on the western shore of Gonz Lake, future residents will enjoy open, natural areas throughout the neighborhood with views of wetlands, streams, and the Gonz Lake shoreline. Significant acreage was donated to St. Michael for a regional park on the west side of the development. Future phases will include parkland dedication of a ten-acre island parcel that will be connected with a trail system.

Tamarack Starts Work in South Carolina

McFarland is One of Three New Projects in South Carolina

Over the past six months, Tamarack began three new projects in South Carolina: McFarland, Somerset, and Cobblestone. McFarland is a 55-acre project that will add 159 lots for single-family homes to the York, SC area. Conveniently located near shopping and historic downtown York, the neighborhood will feature a pool and cabana for residents to enjoy. This is Tamarack’s first collaboration with Dream Finders Homes. Morrow is Senior Project Manager for Tamarack West

Tamarack Land Development welcomes Adam Morrow. Adam is Senior Project Manager in Tamarack’s West division and will be working with Dean Kilbourne to manage Tamarack’s projects in Colorado and grow Tamarack’s presence in the region. Adam began in construction when he was young, learning about the industry from his dad. He started out as a geotechnical engineering tester and then moved on to working in home construction for a local builder. After a few years, Adam shifted to the builder’s land development division and has remained in land development ever since. His development experience includes time with both Oakwood Homes and DR Horton. In his free time, Adam enjoys camping, bow hunting, golfing, and spending time with his family.

Ryan Homes to Begin Offering Homes This Spring

BOLIVIA , NC (April 1 8, 2024)
Tamarack's first project in North Carolina is Middle Creek in beautiful Brunswick County. Ninety-two lots were delivered to Ryan Homes in December. Ryan Homes began construction right away and the first homes will be available this spring.
Development work on Phase 2 is well underway and 143 more lots will be delivered by the end of 2024. When complete, the neighborhood will include townhomes, duplexes, and single-family homes.
Tamarack is proud to be partnering with Ryan Homes on Middle Creek. The neighborhood is situated in a wonderful, wooded area near Bolivia, NC. When finished, Middle Creek will feature sidewalks, a community pool, picnic pavilion, horseshoe pits, playground, and pickleball courts. Tamarack’s development of Salerno Reserve phase one in Stuart, FL is complete and K Hovnanian Homes sales models are now open! Seventy-nine single-family homes are being built in this beautiful garden-style enclave with sidewalks, native landscaping, water features, gated entries and a private pool and cabana oasis. Tamarack Hires Melanie Johns as CFO

Tamarack Land Development, a leader in the residential land development sector, has hired Melanie Johns to serve as the company’s CFO. As Tamarack’s Chief Financial Officer, Melanie is responsible for maintaining and scaling the company’s rapidly growing platform.
Melanie is a licensed CPA and began her career in the tax department of Arthur Andersen. She later transitioned into the commercial real estate sector and worked for several large multifamily housing developers including Trammell Crow, Gables, Cortland, and Carroll. These positions provided extensive experience in accounting software and systems, audit/tax compliance, financial reporting/planning, and investor relations.
Throughout her career, Melanie has found she really appreciates the tangible aspect of the land development business and its promising investment opportunities. New Neighborhood in Buffalo Will Feature Single-Family Homes Built By Lennar

At Tamarack, we’ve had our eye on the charming town of Buffalo, MN for a while. Buffalo’s pleasant downtown situated on the shores of Buffalo Lake makes for a great place to live and work. When we found a 39-acre parcel of land that’s only a few minutes away from downtown and the lake, we worked with Buffalo city staff to craft a neighborhood that will add 79 new single-family homes to the area. Grading was completed over the summer and utilities installed in the fall. After the streets were paved in November, Lennar got to work right away building homes in Settlers Brook. Dean Kilbourne Named Senior Vice President for Colorado & Utah

Kilbourne Brings Decades of Land Development Leadership Experience to Tamarack Team

Tamarack has hired Dean Kilbourne as Senior Vice President for Colorado and Utah. Dean will be focusing on overseeing projects in those two states from start to finish and growing Tamarack’s presence in the region. Throughout his career, Dean has continued to grow and expand his leadership skills. He got his start as an estimator and project manager with a large heavy highway contractor and then transitioned into the home building arena. He has led development teams for Centex Homes, DRB and Oakwood Homes. For ten years, Dean owned and operated Titan Land Group, a company with 45 employees that offered turn-key Land Development, Surveying, and Real Estate Brokerage Services in the Carolinas. Dean has always been drawn to land development and has a passion for coordinating all aspects of a project to deliver on a commitment. DR Horton Begins Building Single-Family Homes

Earlier this month, DR Horton began building the first of 79 single-family homes in the 32-acre neighborhood of Ravine Crossing. The finished neighborhood will include natural landscaping and ponds. Ravine Crossing is located across from Cottage Grove Ravine Regional Park which has over 500 acres of hilly, wooded trails and recreation areas. Tamarack Hires Three New Employees

Over the past few months, Tamarack has been growing! Three new employees recently joined the team, Brendan Sullivan, Mary Hill, and Alton Bass. Brendan started as a project manager in July and oversees multiple projects in Minnesota and Ohio. Mary joined the accounting department in September and wears many hats including managing financial security, contractor and vendor on-boarding, and accounts payable. Most recently, Alton came on board in early November as a project manager who will run multiple projects in the southeast region of the US. Reid Schulz Joins Tamarack Land Development

Tamarack Land Development is pleased to announce that Reid Schulz has joined the team as Development Manager. Reid will be managing multiple single-family to multi-family residential development projects across every aspect of the project, from land acquisition through construction. Reid’s professional career began in 2005 in the civil engineering field doing single-family and multi-family residential subdivision design and engineering, taking on a variety of roles including project and client management. Reid’s projects included everything from residential subdivisions, multifamily residential, commercial and retail projects, parks and trails, and roadway designs. Over the last decade, Reid’s primary focus has been on single- and multi-family residential subdivisions, varying in sizes from 40-lot subdivisions to multi-hundred lot subdivisions. Most recently, Reid worked in land development with a national builder, managing a variety of aspects for large subdivisions. His expertise includes all aspects of development including entitlements, design, construction and project closeouts. After a career spanning nearly two decades, Reid finds that he is truly passionate about land development and bringing beautiful neighborhoods to communities for families to enjoy for a lifetime.

Tamarack Starts First Project In Ohio

Indian Walk is in Miami Township, Hamilton County

At the end of March, Tamarack began its first project in the state of Ohio: an extension of the Indian Walk neighborhood in Miami Township/Hamilton County. The new development will be situated on thirty-four acres of rolling hills surrounded by existing trees and will link Foxpoint Ridge Rd with Newpine Drive. The first phase of 30 lots is expected to be complete in the fall of 2023 and the second phase will add 26 more lots by the summer of 2024. The project is a partnership with Maronda Homes. Development Activity Draws to a Close as Home-Building Continues

It’s been an action-packed summer at Tamarack’s Northwater project in Otsego, MN. Earlier this spring, DR Horton began building homes in Phase 1, while grading and utility work began in Phase 2. As Tamarack finishes up Phase 2 this fall, DR Horton is making plans for the homes that will be built there in 2023.
Northwater is a 97-lot project that covers 47 acres, including six acres of wetlands.

Harvest View Construction Progresses in Rogers, MN

Thirty-two Lots Will be Completed This Fall

Harvest View is a 45-acre project in Rogers, MN developed by Tamarack Land Development. The neighborhood will be developed over two phases. The first phase began early this summer: the entire site was graded and 32 lots for single-family homes along Territorial Road were final platted.
Tamarack collaborated with the city of Rogers to provide land for a city neighborhood park that will be enjoyed by current area residents and their future neighbors in Harvest View and additional planned developments along Territorial Road. The park will provide both amenities and trails, some of which will connect to the adjoining Skye Meadows trails.
Harvest View homes will be built by DR Horton.

It’s finally spring and work is underway on the second addition of Tamarack’s project, Ardan Place, in Rosemount, MN. Grading crews are preparing the site for 55 new townhomes and 42 single family homes.
Meanwhile, DR Horton construction teams are busy at work in the first addition building new single-family homes and townhomes. Once completed, the neighborhood will have a dog park, and paths that connect to schools and additional parks.

Hunter Hills Update for 2022

Throughout the cold and snowy winter, crews have been busy at work in Hunter Hills in Otsego, MN. There are 60 new lots ready for single-family homes; and 74 additional lots that will be finished by fall. Future residents will enjoy strolling on sidewalks throughout the neighborhood. Hunter Hills is located only a few minutes away from Prairie View Elementary and Middle School, which are part of the highly-regarded ISD 728 school district.
